Understanding Mortgage Rates

Mortgage rates are influenced by a combination of macroeconomic factors — most notably the 10-Year U.S. Treasury yield, inflation expectations, and Federal Reserve policy. Lenders price 30-year fixed mortgage rates at a spread above the 10-Year Treasury, typically 1.5–3 percentage points, to account for prepayment risk and credit risk.

When the Treasury yield rises, mortgage rates generally follow. When the Fed signals rate cuts, both can fall. Individual borrower rates also depend on credit score, loan size, down payment, and property type.

Rate Sources

30-yr & 15-yr Fixed: Freddie Mac PMMS — weekly survey of lenders, published every Thursday.

10-Year Treasury: FRED (Federal Reserve Bank of St. Louis) — daily constant maturity yield, aggregated to monthly.

Both data sets are cached and refreshed every 24 hours.
